About Renewal Homes Remodeling

We’re your one-stop solution for remodeling and custom homes, offering comprehensive project management with talented in-house designers and contractors.

Renewal Homes provides home remodeling in Falls Church, VA for a housing stock that mostly predates open floor plans. Ramblers, split-levels, and brick colonials built in the 1940s through the 1970s make up much of the city, and they were designed around closed kitchens, single bathrooms, and rooms that separate people instead of gathering them. Our remodeling work usually starts by removing a wall, then quickly turns into a conversation about whether the roofline can carry a second story.

There is one thing that catches Falls Church homeowners off guard more than anything else. A Falls Church mailing address does not mean you live in the City of Falls Church. The city is roughly two square miles, and homes in 22041, 22042, 22043, and 22044 sit in Fairfax County with a Falls Church address. Some eastern properties fall in Arlington County. That single detail changes your permit office, your zoning rules, and what you are allowed to build. Our team confirms jurisdiction before we draw anything.

What We Offer?

Remodeling Services We Provide in Falls Church

Kitchen Remodeling

Most Falls Church kitchens we open up were built for a household that ate in a separate dining room. The wall between kitchen and living space is usually load-bearing, which means a beam and a structural inspection rather than a weekend of demo. Our kitchen remodeling work covers layout redesign, custom cabinetry, countertops, lighting, and appliance runs. If you want a sense of budget before you call, our kitchen remodel cost breakdown for Northern Virginia uses real project numbers.

Bathroom Remodeling

Older Falls Church homes often have one full bath upstairs and a half bath that was added later. Cast iron waste lines and galvanized supply lines are common in anything built before 1965, and they usually need replacing once the walls are open. Our bathroom remodeling covers full gut renovations, curbless showers, tile, vanities, and ventilation that actually moves air. For design direction, see our notes on luxury bathroom features worth the money.

Home Additions

Lots inside the city are small and setbacks are tight, so most Falls Church additions go up rather than out. Second-story additions over single-level ramblers are the most common project we build here. Our major addition work includes structural review of the existing foundation, which decides early whether a second story is even possible. If you are weighing the numbers, read what a second-story addition actually costs.

Whole Home Remodeling

When a house needs a new kitchen, two bathrooms, and a reworked main level, doing it in stages costs more than doing it once. Our whole home remodeling approach sequences everything under one permit set and one schedule. Homeowners deciding between a deep renovation and starting over should read renovate vs. rebuild.

Accessory Dwelling Units

This is where the city and county split hardest. Inside the City of Falls Church, accessory dwellings are allowed by right in the R-1A, R-1B, and R-M districts, and detached units are permitted. In Fairfax County the same thing is called an Accessory Living Unit, and a detached one requires a two-acre lot plus a Board of Zoning Appeals special permit. Our ADU construction team designs to whichever rule set applies. Background reading: accessory dwelling units in Virginia.

Renewal-2-Sell™

If you are remodeling to list rather than to stay, Renewal-2-Sell™ handles the prep work with deferred payment until closing.

About Falls Church

Falls Church is small and expensive, which is the whole reason the remodeling market here is what it is. The City of Falls Church covers about two square miles with roughly 2,500 single-family homes. Inventory is thin, so people who want to stay in the school district generally renovate instead of moving.

The 2026 assessments back that up. The city reported residential values up 7.2% year over year, with single-family homes up 8.1%, townhomes up 7.0%, and condominiums up 3.2%. Redfin put the median Falls Church sale price near $1.03 million in June 2026. On the Fairfax County side the spread is wide, with 22044 running well below 22043. A second-story addition that costs less than the gap between your current house and the next one up is an easy decision for a lot of families here.

Schools split along the same city and county line. Homes inside city limits feed Falls Church City Public Schools, including Meridian High School and Oak Street Elementary. Homes in the Fairfax County zips feed Fairfax County Public Schools. Parents renovating for space rather than moving are usually protecting a specific assignment, which is worth telling us up front because it affects timeline more than people expect.

Architecturally you will find brick colonials on larger lots in Broadmont and Cherry Hill, modest ramblers and Capes in Greenway Downs and Virginia Forest, and 1950s split-levels through Pimmit Hills and Sleepy Hollow. We have written separately about renovating Tudor style homes in Northern Virginia, which show up around the older city core. You can see finished work across the region in our project gallery.

Who Issues Your Permit in Falls Church

Three jurisdictions overlap the Falls Church postal area, and they do not run the same process.

Homes inside city limits permit through the City of Falls Church Department of Code Administration, which now combines the city’s former development services and code enforcement functions. Homes in 22041 through 22044 permit through Fairfax County Land Development Services, and every application starts in the county’s PLUS portal. A small number of eastern properties permit through Arlington County.

All three enforce the 2021 Virginia Uniform Statewide Building Code, which has been mandatory for submissions since January 18, 2025. We prepare the drawings, file the application, and run the inspections. Choosing a contractor who has not worked in both jurisdictions is where most Falls Church projects lose four to six weeks, which is the point we make in our guide to choosing a remodeling contractor in Northern Virginia.

HOA review is a separate track. Where an association exists, exterior changes need its sign-off in addition to the permit, and the two reviews do not run on the same calendar.

FAQs

Frequently Asked Questions
How do I know if my Falls Church home is in the city or Fairfax County?

Zip code 22046 is mostly the independent City of Falls Church, while 22041, 22042, 22043, and 22044 are Fairfax County addresses that use a Falls Church mailing name. The city publishes an address finder tool that settles it. We verify jurisdiction before quoting, because it determines your permit office and your zoning rules.

Almost always. Structural changes, additions, plumbing, electrical, and accessory dwellings all require permits. City addresses go through the Department of Code Administration and Fairfax County addresses go through Land Development Services via the PLUS portal. We prepare the drawings, file the application, and coordinate inspections.

Inside city limits, yes. The city authorized accessory dwellings by right in the R-1A, R-1B, and R-M districts and permitted detached units. In Fairfax County it is a different story. The county calls them Accessory Living Units, caps interior units at 800 square feet or 40% of finished floor area, and only allows detached units on lots of at least two acres with a Board of Zoning Appeals special permit.

For a lot of homeowners here, yes. City inventory is limited and 2026 assessments put single-family values up 8.1% in a single year. When the cost of adding a second story is less than the price gap to the next house up, and you keep your school assignment, the math usually favors staying.
